REALTY INVESTMENT ADVISORS' service is to research, advise, originate, sell, and lease commercial office and retail real estate, multi-family and mixed-use buildings, and land, for governments, institutions, trusts, developers, builders, landlords, tenants, and individuals, and to always implement our strategy with a standard of excellence.

REALTY INVESTMENT ADVISORS PRIVATE BROKERAGE sells premium residential single family, town homes, and condominiums in the Washington, D.C. Metropolitan Area, including Suburban Maryland and Northern Virginia.  We work with exclusive and discerning buyers and sellers, passionately focusing on our clientele's aspirations.

ABOUT RIA

RIA is a Network of Independent Commercial and Residential Agents and Brokers who collaborate on an ecosystem platform.  Our Brokers each have their own geographic and product niche in which they promote their unique style and exceptional service.

RIA MISSION STATEMENT

Our mission is to provide and ecosystem platform for a network of independent Agents and Brokers that is a driving force to allow them to be liberated from the constraints of the traditional corporate brokerage structures, and to provoke them to collaborate on transactions and business.  RIA was formed in response to the technology driven cultural changes of our time.  

Thriving within the framework of "The Internet of Things", we adhere to a mission with core principals grounded in community involvement and commitment, social responsibility, and environmental sustainability.

RIA ADVISOR NETWORK

As Independent Agents and Brokers, members of the RIA ADVISORS NETWORK are paid a net commission from the sales and / or leases which they generate, as Independent Contractors.  The net commission is the GCI from transactions less the following:

  1. A Six Percent (6%) Licensing Fee out of the GCI of every sale or lease transaction generated by every agent or broker is deducted by RIA prior to commissions being issued to the Associate Broker overseeing an agent (personal transactions excluded);
  2. A Six Percent (6%) Broker Fee out of the GCI of every sale or lease transaction generated by every agent is deducted by the Associate Broker overseeing an agent (personal transactions excluded);
  3. Also, inclusion in the Network is based on a mandatory, flat, annual fee which is derived from the sum of only the components in which they participate.  Those components include, but are not limited to, a general network fee, independent network integration fees, Errors & Omission Liability Insurance, separate transaction fees, branding fees, trademark fees, tech fees, Broker review fees, database fees, and training fees.  This fee is paid directly by each Agent and Broker at the commencement of their anniversary date, via the RIA PayPal Account, and is non-refundable once the components have been chosen by that Agent or Broker.  (**refer to "Agents' Annual Fees" under the "New Agent Application" TAB in the Navigator Bar on this site)

Residential Agents and Brokers are subject to certain separate and distinct fees associated with their required membership in their local Association and/or Board of Realtors affiliated with the National Association of Realtors, as well as MRIS, and other corporate and licensing affiliations which RIA may make from time to time for its search, listing, and marketing endeavors.

Commercial Agents and Brokers are not required to maintain membership in any local Association and/or Borad of Realtors affiliated with the National Association of Realtors.  However, Commercial Agents and Brokers must maintain an active annual subscription with CoStar for the full CoStar Suite.

Each Agent and Broker, whether Commercial or Residential, will be provided with a unique member only Access Password to the RIA ADVISOR NETWORK Website which provide the links to general corporate affiliated websites as well as the Member Rosters.  

REALTY INVESTMENT ADVISORS' licensees and REALTY INVESTMENT ADVISORS PRIVATE BROKERAGE licensees are held separately, under two separate and distinct Trade Names, and, where applicable company license numbers.  Licensees under either one does not have access to use or trade under the name of the other.
